A seller pays a flat fee to a broker to list his or her property on the local MLS as an entry only listing on sellers behalf. Only brokers are allowed to input listings into the MLS so the listing will be under the broker’s name not the seller. One of the main benefits to doing an flat fee listing is getting access the MLS where hundreds of local brokers will see your property and bring in buyer.

This enables “For Sale by Owner” (FSBO) home sellers to ensure that their home is seen by the maximum number of potential buyers and real estate agents without having to commit to paying a traditional full-service real estate agent the typical 5% commission rate.

How is Flat Fee different that the traditional real estate agent?
Traditionally, a seller’s agent will list a property on MLS for a commission of 5%. Upon the closing of a sale, the seller’s agent will split the commission with the buyer’s agent, so each agent receives around 2.5% of the total sale. This 5% commission comes directly out of your profit on the sale of your property. Flat Fee model eliminates the seller-agent’s commission by listing your property as an entry only in the same MLS that real estate agents use in Massachusetts to place their listings—saving you thousands of dollars. By listing your property as an entry only over 30,000 agents and unlimited buyers will be exposed to your property just like MLS listings through traditional real estate firms.

How do I get started?

How quickly will my property go online?

Usually 24 hours after your information has been received, contract signed and payment submitted. Once your home has been entered into the Massachusetts MLS it will feed to the countless other websites within 3 days.

Can I Cancel my Listing?

Yes, you may cancel at any time and there are NO cancellation or termination fees! 

Can I make changes to my listing after it is posted?

Yes absolutely. You can make changes to your listing at anytime at no charge.

Who do I contact if I have questions?

We are a local company dedicated to providing our clients with hometown service. Call or email us directly at any time and we will be happy to answer all of your questions.

Are there any hidden fees?

No, you’ll pay just one upfront fee. If you purchase optional products such as lockbox or brochure service print outs that is your choice. No surprises at the end.

How long is the listing contract?

The listing agreement is for 6 months and can be easily renewed when it expires.

How will buyers and agents contact me?

We will add your contact info in the private remarks section of the MLS listing. Buyer’s agents see these remarks and will contact you directly by phone or email. If the buyer or their agent contacts your listing, we will forward you their information so you can directly reach out to them.

What if I find a buyer on my own?

If a buyer comes to you directly, without a buyer’s agent, there will be NO buyer agent commission and NO more commission due to us. However, most buyers do work with agents.

Do you take photos?

We do not come out and take photos. Most clients take their own photos, however if you want to hire a professional we can refer one to you.

Why is Flat Fee less expensive than traditional real estate model?

  • Thanks to improvements in technology, all real estate agents are much more efficient today than they were 10 years ago and significantly more efficient than they were 20 years ago.  It takes much less time for an agent to assist in a transaction today than it did in the past.
  • Despite these improvements in efficiency and reduction in time, real estate agents have not changed their pricing models.  Most agents charge the same fees today that they did 20 years ago. Most charge a commission of 5% of the sales price.  In terms of real dollars they are actually charging way more today than  they did 20 years ago because property values appreciated substantially over that same time period.

Am I listing the home myself as a FSBO?

No, you are not listing your property by yourself.
We are your listing agent, but instead of working for a high commission, we are working for a flat fee. We provide all the same services as any agent. There is only one MLS in your area, and this is where we will be listing your property.

We  are your listing agent, however if a buyer comes to you directly as a FSBO – FOR SALE BY OWNER you can sell to them and not pay a buyer agent commission, but we are still your listing agent and still here to help you with the process (depending on listing package).

Will agents from other firms still show my property if I list with Flat Fee?

  • Yes, if a property meets an agent’s buyer’s criteria then they want to show them the property in the hopes of getting paid.  A buyer’s agent does not get paid unless their client finds a home they want to buy.
  • Agents also have a legal obligation to look out for the best interest of their client and to put the client’s interest above their own so if the buyer likes the property then they have a legal obligation to show them.
  • Other agents will contact you directly and set up a time for a showing with their clients.

Do I have to offer a commission to buyers’ agents on the MLS?

Yes, a commission must be offered when listing goes on the MLS, even with flat fee MLS listings per MLS rules and regulations. Buyers’ agents are compensated by the commission offered on the MLS listing! Any amount of commission can be offered, although we recommend 2%-2.5% to ensure your listing is competitive.

What if you find a buyer on my own?

You pay NO commission to the buyers agent if you find your own buyer. Sometimes buyers will contact you directly from Trulia without a buyers agent.

Who holds earnest money?

Your attorney or the buyers brokerage office.

Why do I need to be on the MLS to sell my home?

Over 90% of agents utilize the MLS to stay up to date with what is on the market. When considering these statistics, the MLS stands out as undoubtedly the best way to get your home in front of potential buyers. Especially those buyers who are working with thousands of agents in the Massachusetts area. The bottom line is an MLS listing gives your home the exposure and placement necessary to be found by motivated agents and buyers, not to mention reduce its time on the market by weeks or months.

Are there any documents needed for me to fill out?

Yes, there will need to be a Listing Agreement. This agreement allows the HighRise Realty to list your your property on MLS. This is a “Cancel Anytime ” agreement.

Will I need to hire an attorney for the closing?

Yes, we strongly recommend that you hire an attorney. After the negotiation of the sales contract you lawyer will step in and review it.
